IDEA AND INSPIRATION
The building ensemble of three villas located in the Pirita district is arranged on densely forested plots that have so far remained undeveloped. The shape and placement of the buildings were chosen to preserve as many valuable trees as possible. All houses are positioned along the street so that a private and quiet courtyard area forms behind them. Parking is accommodated on a semi-underground level, allowing most of the plot to remain dedicated to greenery and terraces.
The architectural concept of the villas, characterized by a monumental design language, features slender monolithic concrete “leaves” added to a dark building core. Horizontal metal slats on the façade and external louvered blinds in front of the windows merge the glass surfaces into a unified façade. The exterior blinds add privacy from the street side and reduce energy consumption by lowering cooling loads.
As a general principle, the street-facing sides of the houses are more closed, featuring clean lines and a representative entrance which reached via a wide concrete stairway. Larger glass surfaces open toward the courtyards and terraces. The partially underground level contains a carport, storage rooms, and technical spaces. The main floor includes a spacious entrance hall with a wardrobe, an office, a sauna complex, and a variable-height living room with lofty ceilings. A sculptural spiral staircase leads to the second floor, where the bedrooms, bathrooms, and wardrobes are located.
Natural monolithic concrete surfaces contrast with anthracite-toned metal details, creating a timeless, maintenance-free, and durable façade. The warmth of the design is enhanced by thermotreated-wood terraces and gentle exterior lighting.
